PINNACLE ENTERTAINMENT – Wyandotte County, Kansas

Market study and financial projections for a large urban casino and hotel to be located on the western edge of the Kansas City metropolitan area. The assignment included testimony at the licensing hearings. This project was selected over four other proposals, but was withdrawn by the client (a public company) for economic reasons.

BUTLER AVIATION (BOOT HILL CASINO) – Dodge City, Kansas

Market study and financial projections for one of four outstate casinos authorized by the State of Kansas. The assignment included testimony at the licensing hearings. This project was competitively selected by the Kansas Lottery Commission and is presently under construction. We also participated in an appraisal required by the project’s lender.

PREMIER BANK (RED ROOF INN) – Atlanta, Georgia

While assisting in the valuation of a limited service hotel for the lead bank in the process of foreclosure, we identified an alternative franchise better suited to the market that would add several million dollars to the asset’s value. This encouraged the lender to take back the hotel.

LIMITED SERVICE HOTEL – Dolan Springs, Arizona

Market study and financial projections for a tourist-oriented hotel planned near Grand Canyon West, Lake Meade and Hoover Dam.

OAKS PROPERTIES (LIMITED SERVICE HOTEL) - Pipestone, MN

Market study and financial projections for a limited service hotel planned to accommodate the growing lodging demand from the Suzlon Rotor Corporation, maker of the specialized blades for large wind generators in this rural community.

CAMPO BAND OF MISSION INDIANS – Boulevard, California

Market analysis and financial projections for a variety of amenities planned to increase the Golden Acorn casino’s market share. Amenities studied included bowling, cinema, highway-oriented retail, and an off-road vehicle park.

LITIGATION SUPPORT (TROPICANA CASINO) - Atlantic City, NJ

Assessment of damages from business interruption as a result of a collapsed parking ramp with fatalities. Assisted the insurance companies in quantifying damages based on a detailed market share analysis that was then defended in an 8-hour deposition. Damages claimed by owner were in excess of $100 million.
