All but one region of the state experienced increased demand in the 3rd quarter over 3rd quarter results for last year, according to data provided by Smith Travel Research. Statewide occupancy was 69.7% for the quarter, up 4.6 points over 2009. The largest improvement occurred in Minneapolis-St. Paul, where occupancy increased by 6.1 points. Rochester was the only region to experience an occupancy decline (-0.4 points) in the 3rd quarter.
Although occupancy is on the increase, room rates have not followed. The statewide average rate was flat for the quarter and two regions, northern Minnesota and Minneapolis-St. Paul, experienced slight ADR declines. Rochester experienced the greatest rate increase of 4.0% in the 3rd quarter.
RevPAR (defined as room revenue/number of available rooms) is the best measure of hotel performance as it combines both occupancy and average rate. The statewide RevPar this quarter increased by 7.1% over the previous year. Southern Minnesota showed the largest increase at 11.6%, followed by northern Minnesota at 9.5% and Minneapolis-St. Paul at 9.1%.
